The town of Palmer Lake rests at the western edge of the Palmer-Divide. The divide is a geological ridge that separates the Arkansas River to the north and Platte River to the south.

General William J. Palmer came west after the Civil War to found the City of Colorado Springs & start the Denver & Rio Grande Railroad, a 3-ft. narrow gauge line in 1871. He purchased the land known as the Monument Farms & Lake Property. Palmer Lake was critical to the railroad because the steam trains chugged up to the summit and had to take on water to head down. The lake was the only natural water supply available. Passenger trains would stop for 10 minutes to take on water, or you could get off for a day of picnicking, fishing, and boating or wildflower hikes for a fee of $1.00 roundtrip from Denver.

From my experience (my own is no exception), one of the most difficult parts of investing in real estate successfully is determining if it is a deal or not.

I mean really… it may seem like a good deal… but how do you break it down to a science to give you a definite answer whether it is a deal or not?

Even better… how would you like to create a process that you follow each and every time that ensures you a nice profit.

Well, this is easier than you think.

When I first started out in real estate I would agonize over each property I looked at. I would look at the numbers, say “Well, this looks decent and if I can sell it for $X… I’ll make some money”.

The real estate industry slowly but surely continues it’s march towards a new, yet-to-be-defined future state – driven by technology, new players, new business models, and ever changing customer expectations.

So now that Zillow is officially in the listing business it’s the topic of the hour .

And not just any player.

A website that appears to be on a pretty rapid growth curve is ActiveRain.
